## Description

1\.1 Middlesbrough Council has entered into an agreement to take a 35 year lease on One Centre Square which is currently under construction and envisaged to complete in August 2019\. The Developer is providing a CAT A fit out which generally consists of fully fitted stair/lift and toilet cores\. The CAT A building will be to a Grade A and BREEAM 'Excellent' rating\. The open plan office space will be complete with suspended ceilings and raised access floor\. MEP infrastructure will be installed to a regular grid\. 1\.2 Middlesbrough Council in taking on a lease and as tenant will be responsible for entry survey\. The Council have the option to buy the building for a peppercorn amount at completion or return it to its CAT A standard\. 1\.3 This tender aims to appoint a suitably experienced Contractor to complete the design and construction of the Council's CAT B fit out\. The CAT B fit out will require significant M&E alterations and extensions to the CAT A Systems and as a new building, it is important that Bidders ensure where these systems are altered, that warranties normally provided under the CAT A Contract are either maintained or renewed by them under this procurement\. The remainder of the fit out includes likes of expected internal wall alteration, bespoke joinery, kitchens, flexible meeting pods and the usual wall, floor and ceiling finishes that will support the council in its move towards agile and paperless working\. Additional information: Please note this tender is a two stage process\. Stage One is the completion of a Pre Qualification Questionnaire\. Only shortlisted suppliers will be required to complete Stage Two of the tender documentation\.
