- Inspection of the properties, where accessible. - Undertake relevant Market research and other planning and environmental enquiries. - Prepare valuations on the following bases: - Market Value, site on the special assumption that planning permission is in place for the development proposed - Market value as exists without planning relative to Park Royal. - Market Value (GDV) assuming full and satisfactory completion of the developments as proposed. - Information sources: We would rely on information provided with regard to tenure, tenancies, sales contract details (including if relevant any overage), building condition (survey), costs of repair and development, environmental issues and floor areas as provided to us, as well as any specialist reports related to legal issues, rights to light etc.
